Abstract 

The work identifies the most important factors that determine the greatest impact on the value of the real estate object. The conducted studies make it possible to determine the market value of the real estate object and correction factors for the case when the original matrix cannot be wrapped by the classical method. In practice, situations often arise when there is a correlation between the forming price factors, the consequence of which is the impossibility of rotating the matrix. The same is observed when the original matrix is ill-conditioned. We proposed to apply the method of pseudo-rotation of the matrix to determine the market value of real estate objects and to establish correction coefficients to this value according to the most influential price-forming factors
