Правомочності відображено у моделях дисконтованих грошових потоків.
Особливістю моделей, що описують вартість інтересів у праві оренди є те, що регулярні грошові потоки в них формує чистий операційний дохід як від ринкової, так і від контрактної орендної плати (що продемонстровано у практичній реалізації роботи). При цьому об’єктом оренди може виступати як поліпшена нерухомість, так і вільна від забудови земельна ділянка.
Виконані дослідження доводять, що ризик отримання доходу орендодавцем є меншим за ризик власника, дохід якого залежатиме від стану ринку. Зокрема у наведенному прикладі ця обставина булла врахована відсутністю коригування потенційного валового доходу від контрактної орендної плати.
